What I am tracking each month

Every month I analyze the REcolorado data to provide my perspective on the market in Littleton, Ken Caryl, and across the Denver Metro area. New reports are published on or around the 8th, following the official release of the prior month’s data.

Three things I cover each month:

  • What the data actually says. I track the median price, homes closed, pending listings, days in MLS, and inventory levels. This information comes directly from REcolorado, the primary MLS for the 11-county Denver Metro footprint.
  • What I am seeing on the ground. Headline figures provide the foundation, but they often lack the nuance found in specific local pockets. I look at how these trends impact individual areas, from the Ken Caryl valley to the 80127 market and neighborhoods along the Highline Canal.
  • What it means for you. I translate these figures into actionable advice for buyers and sellers. If you are planning a move with a specific goal in mind, this section explains how current conditions dictate your strategy.

How these reports work

I have been listing and selling homes across the Denver Metro area since 1999. In that time, I have guided clients through every major market shift, providing the steady perspective required to make informed decisions in any climate. These reports are my assessment of what the current data actually means for those buying or selling in the next 90 days.
