October 2026 by the numbers
REcolorado, the database real estate agents use, reported these numbers for October. Each one is compared to last October.
- Median sale price: $592,000, up less than 1%

Condos and townhomes came in at $401,000, down from $410,000. They took a median of 48 days to sell, six days longer than last October.
If you’re buying
If you’re holding out for prices to drop, I wouldn’t. You also don’t have to rush. There are 6% more homes for sale than a year ago and 20% fewer went under contract, so you have time to think about the home you’re going to make an offer on and get your inspection done without racing anyone. Condos and townhomes give you the most time, since the typical one took 48 days to sell. You can also ask the seller for what you need, like money toward repairs or help lowering your interest rate. My post on interest rate buydowns explains how. Start with the newest listings.
If you’re selling
Homes sold faster than a year ago, but 6% more are for sale and fewer are going under contract, so have your house ready the day it hits the market. Listing your home and then making repairs you knew in your heart you need to just wastes precious time on the market. October’s 2,757 sales against 12,807 homes for sale give an absorption rate of about 22%. My post on how absorption rates work explains what that means for your price. Base your price on what has sold near you in the last couple of months. Homes that are priced right are still selling.
In my experience, the slowest stretch of the year is the weeks between Thanksgiving and Christmas.
