The August 2026 snapshot
Across the 11-county Denver Metro footprint, August was a month with far fewer sales and almost no movement in price. Here is the August 2026 Denver real estate market in six numbers, all from REcolorado and all compared to August 2025:
- Median closed price: $595,000, level with last August
- Homes closed: 3,118, down 13 percent
- New listings: 4,892, up 4 percent
- Pending listings: 3,341, down 7 percent
- Median days in MLS: 29, three days faster
- Active listings: 13,211, down 2 percent, about 18 weeks of supply
Gross sales volume came in at just under $2.25 billion, down 12 percent from last August. Fewer homes changed hands, and the ones that did sold for about what they would have a year ago.
What I am seeing on the ground
The detached median was $650,000 and the median detached home sold in 24 days. The attached median was $389,000 and those took 46 days. That is a 22-day spread between houses and condos or townhomes. In January it was 11 days. The gap has widened almost every month since. Detached prices are level with last August. Attached prices came down from $400,000.
The slowdown showed up in volume rather than price. Closings fell 15 percent from July and 13 percent from last August, and pendings were down 7 percent year over year. The median time to contract stretched from 22 days in July to 29. The drop from July is partly the calendar, since early August through Labor Day is the quietest stretch of the year here. The fall against last August is not seasonal, though, because that one compares August to August.
Condos and townhomes carried most of the decline. 762 attached properties closed in August against 935 last August, an 18 percent drop, while detached closings fell 12 percent. If you own a condo or a townhome, price and condition are doing more work right now than they are for a single-family house.
Speed depends on price more than on anything else. The quickest band in August was $900,000 to $999,999 at a median 21 days, with $600,000 to $699,999 just behind at 24. Both ends of the market move slowly. Under $300,000 takes 54 to 58 days, and over $2 million takes 49.
For buyers
Eighteen weeks of supply, and 13 percent fewer homes closing than last August. More is sitting on the market and fewer people are bidding on it. Sellers who have been listed since July are the ones most likely to negotiate. Start with the current listings and filter to your bracket before you tour anything.
- Ask about a rate buydown or a repair credit. Sellers are more open to both than they were in spring.
- Look at condos and townhomes. Those are sitting 46 days, and that is where the leverage is.
- Do not wait for the price to fall. The median has not moved in a year.
For sellers
Fewer buyers are out, so the ones who are looking have more to compare you against. More homes came on the market in August than went under contract, so inventory built through the month. The homes that went under contract in three weeks or less came out priced against the closed comps rather than the active ones, and they were ready on day one. - Price to what has closed nearby in the last 60 days, not to what your neighbor is asking.
- Finish the prep before you go live. The first ten days draw the most traffic.
- Condos and townhomes are taking about six weeks right now, not three. Price for that.

Part of it is the season. The weeks right before Labor Day are always slow here. The rest sits almost entirely in the condo and townhome market, where closings fell 18 percent against 12 percent for detached houses.
Is now a good time to buy a home in Littleton?
Better than it was in the spring, if you have been waiting. Homes are going under contract in a median 29 days now against 16 in May, so more of what comes on the market stays there long enough for you to see it. What you will not get is a discount off the sticker, because the median has not fallen. Littleton also runs tighter than the Denver metro area overall, since neighborhoods like Ken Caryl, Grant Ranch and Trailmark do not turn over often.
Is there more or less to choose from than last year?
Slightly less on the raw count. Active listings finished August at 13,211, down 2 percent from the 13,452 available last August. Because sales slowed faster than inventory did, that count now stretches to about 18 weeks of supply, so buyers have more time than the listing count alone suggests.
