The Denver metro area had 2,898 home sales in September, 18% fewer than last year and the fewest of any September since 2022.

Prices held up better, however, the median sale price slipped 2% to $575,000, and every September since 2022 it has come in between $575,000 and $585,000.

September 2026 by the numbers

REcolorado, the database real estate agents use, reported these numbers for September. Each one is compared to last September.

  • Median sale price: $575,000, down 2%
  • Homes sold: 2,898, down 18%
  • New listings: 4,885, down 1%
  • Homes that went under contract: 2,921, down 13%
  • Median days on the market: 33, four days faster than last year but four days slower than August
  • Homes for sale: 13,522, up 2% and the most of any September since 2022 (about 20 weeks’ worth at the current pace of sales)

Condo and townhome prices dropped the most. Their median was $390,000, down from $407,000 last September, and they sat on the market a median of 45 days. Single-family houses came in at $635,000, down $5,000, and sat on the market for an average of 29 days.

If you’re buying

If you’re holding out for prices to drop, I wouldn’t. You also don’t have to rush. There are about 20 weeks of homes for sale, four weeks more than a year ago, so you now have a chance to think about the home you’re going to make an offer on and get your inspection done without racing anyone. You can also ask the seller for what you need, like money toward repairs or help lowering your interest rate. If a condo or townhome works for you, those prices are down about 4% from last year. Start with the newest listings.

If you’re selling

More homes are for sale and fewer are going under contract, so have your house ready the day it hits the market. Listing your home and then making repairs you knew in your heart you need to just wastes precious time on the market. Base your price on what has sold near you in the last couple of months. If you’re selling a condo or townhome, plan on about six weeks on the market and price for it.
